Purpose

This page outlines the best practices to ensure high-quality real estate photo services are consistently delivered at Buzz Marketing.

Application

All photographers and staff involved in real estate photo services should adhere to the best practices.

1. Pre-Shoot Preparation

Review the property details provided by the client and coordinate with the client or real estate agent specific requests or preferences. Always maintain professionalism and courtesy when interacting with clients or real estate agents.

Confirm the scheduled shoot time and ensure all necessary equipment is prepared and functioning.

Continuously keep up-to-date on industry trends and techniques to improve the quality of services. 

2. Property Inspection

Arrive at the property on time and thoroughly inspect the interior and exterior. Identify any key features and areas that should be highlighted during the shoot. Additionally, make any necessary adjustments to lighting or staging to optimize the property's appearance.

3. Composition & Framing

Use a wide-angle lens to capture the entire space and ensure proper framing of each shot. Pay attention to composition, ensuring lines are straight and angles are flattering. Avoid distractions such as clutter or personal items in the frame.

Capture & Orientation: 

  • Horizontal.
  • Single room focal points.
  • 2-wall, wide-angle shots.
  • Capturing more floor, and less ceiling for the virtual staging.
  • Proper lighting.
  • Keep vertical elements vertical.
  • Minimal obstructions.
  • Use multiple exposures (HDR) so the photography is not as washed out. 
Things to Avoid:

  • Avoid shots with no focal point.
  • Avoid showing two rooms at once, as this lacks a proper focal point.
  • Avoid shots with more ceiling than floor, in case they require virtual staging.
  • Avoid zoomed-in shots of singular features like sinks, faucets, and appliances unless it is required.

4. Lighting

Utilize natural light whenever possible, but be prepared to supplement with artificial lighting as needed. Adjust the exposure settings to achieve balanced lighting throughout the property. Additionally, use diffusers or reflectors to soften harsh shadows and create a more natural-looking ambiance. 

5. Post-Processing

Transfer all photos to Google Drive for post-processing. Send to Cuong for editing in the Skype group, BUZZ Photo Set Editing Group, and give instructions if necessary. 

Use editing software to enhance colours, contrast, and clarity while maintaining a realistic representation of the property. Ensure you remove any imperfections or distractions to have the final images polished and professional.

Communicate promptly and effectively with Buzz Marketing team members to ensure smooth coordination of photo shoots and client deliverables.

6. Quality Assurance

Review the edited photos to ensure they meet the client's expectations and adhere to Buzz Marketing's quality standards. Make any necessary revisions or adjustments before delivering the final product to the client.

7. Client Delivery

Package the final photos professionally and deliver them to the client via email, attaching a shared Google Drive folder link. Provide any additional support or assistance to ensure the client is satisfied with the delivered photos.
